“The beds in bedroom five are extremely uncomfortable and the heating is broken in that room, stifling, which makes it unusable but otherwise a fabulous house.”

The property

Sandrock is a stylish and contemporary coastal home with room for up to 10 guests on the North Cornwall coast. Set in an enviable location overlooking Polzeath beach with far reaching views to Pentire Head, this uber smart holiday home has been built with luxury in mind. The full length open plan living room ensures you are always in touch with the breathtaking ocean, beach and headland views. Throw open the plate glass doors to let the fresh sea air flood in as you unwind and re-energise. There is driveway parking for up to three cars with a sunny rear lawned garden and a side terrace laid with artifical grass - perfect for a swingball match! Built in to the hillside, the exterior of Sandrock belies its very special interior and provides a very private beachside family location. A large hallway gives access to four of the main bedrooms arranged on the ground floor level, three of which offer jaw-dropping views of Polzeath and the Atlantic Ocean. With a balcony running the full length of the house you can relax up here with your morning coffee to contemplate the day; or soak up the sunset views with a cold beer in hand. Each of the two twin bedrooms, the children's bunk room and the master bedroom have ensuite showers. Descend via the grand staircase to the lower ground floor and you are met with a vast open plan space with windows running the entire length of the house that frame the ocean views and lawned garden perfectly. The living space is cleverly zoned with a TV area at one end with a log burner, a dining space in the centre and a relaxing reading and socialising area at the other. The stylish and fully fitted kitchen with slate worktop includes a double range cooker, wine fridge and a breakfast bar perfect for snack times, with an adjacent utility room and a cloakroom. Another double bedroom and ensuite bathroom is located on the lower ground floor. Outside the decked terrace runs the length of the house offering a perfect spot to enjoy outdoor meals or to sit with a book and while away the hours. Polzeath beach is just a very short walk down the hill and offers a fantastic spot for surfing, body boarding and stand up paddle boarding. You can hire wetsuits and surf boards and book lessons at all of the many surf schools operating on the beach. Polzeath itself is a blue flag beach with RNLI lifeguards on duty from Easter to October, which makes for a great swimming and beach holiday and also has great restaurants, cafes and takeaways to choose from. Lovers of sailing should head around the corner to Rock, where you can also catch the ferry across to Padstow. If you fancy a walk then there are plenty of coastal footpaths to try, head for Daymer Bay via The Greenaway, while in the other direction lies picturesque Port Isaac harbour - the filming location for Doc Martin. About the location

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
