    What is disappointing is the condition of the property – it’s dated and in need of investment all around. It is not of the standard that could justify the price. While cleanliness inside the house was good there are a few areas that are not satisfactory - windows in particular are very dirty and garden is neglected (overgrown, rotten apples on the floor, dirty furniture, cracked tiles etc). The house inside, despite being clean, has an unpleasant smell (damp?) which is very prominent as you walk in, gets less so later. The beds are small and while in the master bedroom the bed was ok other guests complained of mattresses being worn out. Two more things affected us but the first one we knew about in advance, and the second was just unfortunate I guess. 1- the policy of no bedding/towels or any provisions (shower gel, shampoo, washing tablets) or food (even basics like salt/pepper). It feels more appropriate for a bottom of the range places where every penny counts, not suitable for a property in this price bracket. Somehow takes away any feeling of welcome/convenience for guests. 2-there was some building work going on during 2 days on both properties (bottom of the garden and to the right). This was generating noise and dust.

The property

Belmont is a stylish, detached bungalow wonderfully situated in the heart of Rock village, amongst the village shops and services. Bright, airy and deceptively spacious, this contemporary-style property is well equipped and furnished and sleeping eight people in four bedrooms, two doubles with en-suite bathrooms and two twins, perfect for two families sharing, along with its large kitchen/diner and generous sitting room with double height ceilings. The pristine property boasts a professionally landscaped and sheltered, south facing gardens and parking for up to four cars. Living areas in Belmont are roomy, smart and generously furnished. Throw open the sliding glass doors in the kitchen/diner, increasing the light and space yet further, leading directly onto the terrace - a super place for appreciating the attractive well-planted garden and especially for outdoor entertaining on a warm evening. Warm up after a surfing session in the luxurious sauna, an unusual facility and a welcome treat. Stroll downhill to Rock and Porthilly beaches, as well as the sailing club and sailing and waterski schools for those searching for some fun out on the estuary. For golfers the renowned St Enodoc golf course is just behind the sand dunes which is a designated Area of Outstanding Natural Beauty; from the dunes one can take in the breathtaking views across the Camel Estuary, from Pentire Point to Padstow. For beach lovers, Daymer Bay is ideal for paddling and swimming, and the blue flag beach Polzeath caters to experienced surfers and children alike - with its numerous rock pools, surf schools, eateries and of course fabulous waves whether you ride a longboard or a bodyboard. A day away from the water can be spent on the Camel Trail which ends in the quaint town of Padstow, famed for its food - with both Rick Stein and Paul Ainsworth restaurants. From here, jump aboard the foot ferry back to Rock and perhaps go on a ramble to St Enodoc Church, the resting place of Sir John Betjeman, or head out on a fishing trip from the pontoon and catch your supper. Padstow 1.5 miles via ferry; Polzeath 2.8 miles; Wadebridge 6.2 miles.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
