“We have been in Speedwell for some years and we are always pleased,wIth improvements made.”

We were pleased to see another double bedded room with sea view. The main bedroom had a problem with its shower and you dealed with this very quickly. We found the heavy metal chairs in the storage room and with difficulty,we moved some of these nearer to the pool. They need to be there for ideal use or to the main sitting out area. Everything else was as we remembered and excellent for social times in the house and above the pool. When sadly we had to depart it was easy to do that at the house and did not need to visit your office. Thank you for another enjoyable year. WE WOULD LIKE TO PRVISIONALLY BOOK THE SAME WEEK AGAIN NEXT YEAR! 2022

“SUPERB property but very over priced considering the condition it is in Property is showing signs of serious wear and tear.”

The cleaning of the property is below standard Dust on kitchen cupboards Black mould around sink Black grime around plug holes & inside plug holes in bathroom basins also around taps 1st floor en-suite shower tiles, need descaling, bleaching , de moulding Areas of dust missed throughout

The property

Speedwell is a large, semi-detached 3-storey holiday house in Rock, adjoining the St Enodoc golf course on the North Cornwall coast. From its elevated position, it affords far-reaching views sweeping across the Camel estuary to Padstow. This spacious property has a lawned garden and useful sunbathing patio, along with the fabulously indulgent attraction of an outdoor 6m x 4m heated swimming pool. Speedwell can sleep up to 10 guests in 5 bedrooms with 4 bathrooms, creating a lovely space for groups of friends or extended family. Only 150 yards from the beach at Rock, Speedwell is an idyllic spot at the very heart of the Camel estuary. The ground floor has a smart, bright kitchen/dining room with everything you need to inspire home cooking using fresh local produce. Large bi-folding patio doors can be pushed open to invite the outside in, affording leisurely meals outdoors when the weather is fine. There is also a double room with en-suite bathroom on the ground floor along with a separate lounge with picture windows. On the first floor, there are two king bedrooms, one with an ensuite bathroom and sea views, a twin bedroom and a bunk room. Speedwell will soon host a study with a double sofa bed, for private studying as well as being able to sleep two additional guests. The property also a fun basement, a great recreational area, with a pool table, bean bags and TV/DVDs to enjoy. From here there is a door leading out to the swimming pool. Sunny days can drift by with lazy lunches spent pool-side with children playing and adults dozing in the delightful south-facing lawned garden. Backing onto the dramatic St Enodoc golf course, Speedwell is perfectly situated to access all the footpaths which can take you down towards Daymer Bay and on towards the rolling surf of Polzeath. A short stroll down the hill to Rock beach where you could lose hours just watching the estuary's wildlife and human activity. The ferry trip to the bustling working harbour of Padstow is a must for browsing shops and art galleries, then staying late to dine in one of the numerous restaurants, pubs or cafes. From your vantage point at Speedwell you can see the wonderful old railway line on the opposite shore where you can hire bikes and cycle along the Camel trail linking Padstow to Wadebridge.Accommodation: Ground Floor Sitting Room Modern open plan Kitchen and Dining Area Shower Room with W.C. Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
