The property

Positioned a stone's throw from Rock beach, Slipway 17 has been beautifully renovated to take full advantage of its unique position overlooking the ever-changing waters of the Camel Estuary on the north Cornwall coast. This mid-terrace split-level holiday cottage enjoys far-reaching sea views across the Camel to Padstow, perfectly positioned to enjoy the best of north Cornwall. With private parking, a small outside raised patio area and balcony, this self catering holiday cottage offers a warm and stylish welcome for up to 6 people, accommodated in 3 bedrooms with 3 bathrooms making it ideal for families or groups of friends. From the moment you enter, you are welcomed by the cool, contemporary interiors flowing throughout three beautifully designed floors. The living area on the first floor is open-plan, light and attractively furnished including a well-equipped kitchen including a drinks fridge, induction hob and fridge freezer, with a dining and living area where you can relax catching up on your favourite Netflix series. Throw open the balcony doors to dine on the cosy glass-fronted balcony on a warm day or just to breathe in the gentle sea breezes. The bedrooms are comfortably split over two floors with the luxury master ensuite on the second floor with stunning Camel Estuary Views through the roof velux windows. Two further bedrooms are found on the ground floor, a king bedroom with access to its own en-suite walk-in shower, and a twin bedroom, both nestled alongside a family bathroom, with the added benefit of a walk in shower in the utility room. The utility room is an ideal entrance after visiting the beach with an outside hose to wash your beach gear ready for the next day in the sea along with the large walk in shower in the utility room with a heated towel rail. The front raised patio area is a superb space for some alfresco dining and is a real sun trap for those who would like to top up the Cornish sun rays. Located on the stunning Camel estuary, Rock is a watersports haven with sailing, water-skiing and fishing on offer as well as plenty of shops, restaurants and cafes. Book a meal in the Mariners, one of Paul Ainsworth’s restaurants serving delicious dishes, just a few steps from your door. Catch the day ferry over to Padstow to explore the quaint fishing harbour and try some of Rick Stein’s fish and chips, followed by a walk on the mile of golden sand that wraps around to nearby Daymer Bay at low tide. With its clear blue bathing water and rock-pools, pretty St Enodoc church accessed across the championship St Enodoc golf course, Daymer Bay appeals to all ages. Further around the coast lies the blue flag beach of Polzeath, one of Britain’s best surf beaches with cool cafes, galleries and restaurants on offer. A short drive up the coast you will find the pretty fishing harbour of Port Isaac - home to Michelin star chef Nathan Outlaw and the filming location for the Doc Martin TV series.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
