Brookside

This was our second visit to Brookside and so we knew what to expect.

The garden had improved from last year and the accommodation was spotless. There was milk, tea, butter etc on arrival which was a nice touch. The kitchen is very well equipped with plenty of cutlery and plates etc. All in all a great holiday in a top location.

Great location near the beach.

House was likely presented inside. Only issue was the shower which was a bit temperamental which isn’t ideal after a day at the beach! Otherwise nice place to stay for a family.

This was a property with an absolutely incredible position in Polzeath.

It was so close to the beach that you could easily pop back throughout the day. It was very comfortable for our family of 4. The shower pressure was not great but we managed to use the smaller wand head which improved it a bit. It wasn’t ideal but was fine for us. This would not put us off a return to Brookside though.

We had a perfect holiday and the cottage was ideal but the only thing I will mention is the very low water pressure in the shower but it did not detract from our lovely stay.

Loved the location & house very comfortable.

Could have done with a simple hair drier but not essential. Very well kitted out & really enjoyed our stay. Did find the early check out hard as other places have had later. Also other places have been chilled allowing earlier entry if house already cleaned, considering house clean & empty & no down side to renter. But on the whole every enjoyable stay & would definitely recommend.

The property was very good but maintenance was lacking with regards to poor drainage from the shower causing it to overflow onto the floor and the toilet pan filling up when flushed and bubbling into the shower drain.

We had to oversee the septic tank cleaning company unblock a mountain of excrement from the manhole and failed attempt to empty the tank due to there being no access cover. We contacted you about this before. We also asked to have the loo brush replaced as it was caked in dried excrement but this never materialised and the brush for the dustpan was full of hair.The mattress was very hard so we did not get a good night’s sleep and the duvet was very thin so we had to add the duvet from the other bed to keep warm. We have used your company before and have had good accommodation, this one has let you down, but we will use you again. S&J

It was a really lovely bungalow, freshly decorated with a nice modern feel.

The beds were very comforable, the kitchen well equiped, plenty of seating in the open plan sitting room/kitchen area. The bungalow was really clean. We could wheel the beach wheelchair between the bungalow and the beach, so the location suited us very well. The highback chairs were perfect for my mum (with mobility issues), we brought one of them in to the sitting room area from the porch. The drive could easily fit our Transporter van and large hatchback on. The porch was really handy for keeping all the beach paraphernalia out of the way. The only minor thing that could be improved on is that the shower is a bit on the weak side and the cottage was a bit overpriced. Importantly, we were very comfortable in this bungalow and had a lovely week.

The house has everything you need, we had a wonderful stay and will definitely re-book again!

Brookside was the most perfect house for our family holiday.

Situated near the beach and shops. The house was exceptionally clean, tidy and well equipped. We couldn't fault it in any way.

The quality of the cottage internally was very good.

Clean, modern and well equipped. Lacked a little clothes storage space, but this was not a problem. Externally the garden could do with some work, the garden gate needs repairing. Again this was not a problem and we enjoyed pleasant evening BBQs.

We had a great stay at Brookside, the location is fantastic being so close to the beach.

However the whole affair was let down but a few key things. We arrived to not a single loo roll in the property, luckily we'd taken some with us for those of us who needed to use the facilities before getting to a shop but other holiday makers might not be so prepared. There were loads of items dirty or broken and we had to send a huge list to John Bray. We cleaned everything that was dirty and John Bray sent someone out to fix most of the bits that were broken/damaged but some items were still outstanding when we left. I only hope that they managed to get everything sorted before the next holiday makers arrived. Our mid-stay linen change had some items missing so we had to call the out of hours number to get replacements. There were also some core items missing that would have made our stay a lot less stressful. An iron, ironing board, laundry basket and clothes airer for when it's wet outside would be beneficial and a lock on the bathroom door saving us all from having to sing while in there would also be a grateful addition! As I said, a lovely holiday all in all but could have been so much better, especially with the inflated price such a property demands in these post-covid days.

Brookside has a fantastic location being so close to the beach.

Property was clean and fine internally. Bathroom ceiling needs a bit of repair. The garden at the back.and around the front of the property needs a serious trim. We couldnt access the upper part of the back yard to it being overgrown.

When we stayed the property had only recently been refurbished.

The quality of the kitchen and bathroom fittings was excellent and the kitchen was incredibly well equipped, loads of cutlery, china and kitchen utensils, as well as a small wine fridge! The furniture and soft furnishings all seemed very new, as was the bed linen and lovely fluffy towels. The proximity of the property to the beach and the South West Path is a big plus point.

Lovely situation close to the beach and walks on the coastal path.

This is the second year we have used John Bray and we were again thoroughly happy with our choice.

Brookside is a charming, comfortable cottage, and in a great location for hitting the beach and exploring the numerous coastal walks. Lovely little garden too. Will definitely stay again!
