    “We had a relaxing stay, thank you.”

    A few suggestions based on our experience... we arrived in the dark and from the road it's impossible to see Avoca on the wall from the road. Please could John Bray update arrival guide to say access is via driveway across grass verge opposite texaco. Then (funny story here) when we got inside the gate, it was even darker, and when we got the key box open, we grabbed the first thing we felt, which was the big keys for the side kitchen entrance, which isn't very easy to open when you have to try ...

    A few suggestions based on our experience... we arrived in the dark and from the road it's impossible to see Avoca on the wall from the road. Please could John Bray update arrival guide to say access is via driveway across grass verge opposite texaco. Then (funny story here) when we got inside the gate, it was even darker, and when we got the key box open, we grabbed the first thing we felt, which was the big keys for the side kitchen entrance, which isn't very easy to open when you have to try 4 unmarked keys and the lock is so low down. Only later did we see the yale for the front door, lurking at the bottom of the key box! As it happens, using the side entrance was better given the amount of mud and sand on our boots from the storms. Please can John Bray fill in the information about heating and hot water timings and boost in the welcome pack. The page is blank, and the weather was very mild so we would have turned the heating off a bit more. Please can the owners fix all the broken window latches. If we returned in summer we would want to be able to open all the windows. To the people looking at that narrow stair case and wondering whether this house is right for them, it's easy to go up because the stairs are open so your toes fit. But it's tricky on the way down unless you twist your feet sideways or go down facing the stairs like a ladder. The hand rail stops half way up. We are fit people and we didn't dare try to get our suitcase up there. But the bed in the loft is the best mattress in the house. The divan bases of the twin room aren't supporting the mattresses v well. Personally I'd put a king size downsize in the twin room and 3 singles in the conservatory. Or get those single zip up beds that can be put together like hotels do to make a decent king-size double downstairs. The sofa is comfy and the living room is cosy. We had to buy an extension lead for the dvd player. Beware of the toilet seat lid which likes to fall down when you least expect it. The shower isn't powerful but it's not too weak either. There is an extra fridge and freezer in the garage which was very handy over Christmas. Kitchen is well equipped except extractor fan doesn't work. Thanks for a lovely stay.

The property

Avoca is a detached bungalow, well positioned for Rock's shops, beaches and local amenities and benefitting from enclosed gardens, ample parking and a garage; ideal for storing your beach kit. Situated off the Rock road very close to the footpaths, you can walk right through the St Enodoc Golf course to Porthilly, Rock Beach or Daymer Bay (the beaches are less than a five-minute's drive away). Avoca is a suitable base for a small family of 4 in 2 bedrooms with 1 bathroom. One pet is welcome at the bungalow and most of the beaches and all the footpaths are dog friendly except Polzeath in the main season.The accommodation has a separate simple kitchen, dining room and a dual aspect room lounge. Bedroom one has a king size bed and a futon, set under the eaves with a low ceiling and steep staircase up to it, so it might not be suitable for some guests. There is also a twin bedroom and a family bathroom. Avoca has a driveway, lawn and shrubs to the front and a sheltered, sunny garden at the back.From your base at Avoca, guests can walk down to the newsagents or up to the bakery, butchers, deli, fishmonger or well-stocked spar shop for all their everyday needs. There is nothing nicer than strolling out for the daily papers and freshly baked croissants without having to take the car out. Families will appreciate the local football field and children's play park less than a minutes-walk away; great for tiring out the children on the swings, playing ball games or kite flying. Take a day out in the car and visit picturesque Port Isaac, well known now as 'Port Wenn' from the popular TV series 'Doc Martin'; settle down in one of the many cafes or restaurants and watch the world and maybe the odd famous actor go by.

Padstow 1.5 miles via ferry; Polzeath 2.8 miles; Wadebridge 6.2 miles.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
