“We realise that whenever we book this place, we have to bring everything we are going to need in the kitchen with us.”

Pots, pans, cutlery, bread board, chopping knives, utensils, mugs, glasses, baking trays. We book this place every year, we love the property, but its a pain having to pack so much extra to cover something that has been payed for.

“We enjoy staying at Gullsway September Tide.”

It is homely, warm, and in a superb position. However, as before, we have to clean the entire kitchen and bathroom before using. Should there not be cleaners doing this ? The shower is functional, but very unsatisfying with only a trickle of water. The clothes washing facilities were not working. We do like September Tide, but wish it could be a bit more "looked after".

“Great location.”

Bathroom needs updating, pealing paint around window, large gap in patio door. Out side pathways uneven and tripping hazard. Kitchen lacking some items especially if 4 people staying (e.g 2 wine glasses) Cleanliness not great. All issues were dealt with by agents quickly.

“Access with luggage is difficult, especially if it is muddy and you are elderly!”

The cutlery was completely insufficient, 2 dessert spoons and 3 teaspoons and only 1 red wine glass! Otherwise adequate. Very clean, and as always the position is glorious!

“Disappointing stay due to cleanliness, lack of basic kitchen essentials and the poor service of Sykes cottages/John Bray.”

After requesting additional cutlery and crockery plus an additional clean due to dog hair on furniture amongst other things, the issues were not addressed.

“Cottage is in an ideal location with excellent view of the beach but walking to the cottage from the parking means you have to walk through mud.”

Extending the concrete path from the parking would be enormously helpful as would having a much more substantial doormat inside the front door of the property otherwise mud is walked inside. As the property is for only 4 people having a washer dryer available rather than a dishwasher would be much more useful as it doesn't take long to wash up by hand for 4 people but there is nowhere to wash dirty clothes. Also needed are proper drying facilities inside for damp towels, swimming costumes, etc. There is only the tiny heated rail in the bath room and no room in the cupboard which houses the boiler.

“We loved staying here as the location is fantastic.”

We think this property is good value for money and would like to stay here again. Notwithstanding the above, September Tide required a good sweep on arrival, and much of the crockery and cutlery required cleaning before first use. Not sure what the cleaners are doing ? The water pressure is very poor, which made showering a bit fraught. The clothes-washing facilities are "rustic".

“The shower is the most needed for update, it gives hardly any water, which is a surprise since the taps are full force.”

The sofas are short but usable for 2 people, but would be a squeeze for 4. Beds very comfortable, it was clean, basic and warm.

“Whilst property offered cosy ness and comfortable bedding and beds as well as lovely views it also had issues 1.”

Patio doors didn’t lock properly 2. Bathroom door hard to shut 3. Kitchen ridiculously short of decent China plates etc. also mugs placed in highest shelf so necessary to be tall to reach them 4. ABSOLUTELY NO HOUSE DETAILS LEFT SO TOOK AGES TO FIND WIFI AND ONLY DISCOVERED BINS OUTSIDE BY LOOKING 5. Property needs a bit of tlc sofas ridiculously small and we aren’t big people

“It was lovely to return to September Tide after many years (when we used to stay when booking it with the other Gullsway properties for a large family group).”

It is not posh in any way but we like that, and it has magnificent views over the sea. This year after all the rain everywhere was much muddier than it has ever been at Easter. The tarmac path by the main house down to the field towards the gate to the coast path was slippery when it was wet - not sure what it would be possible to do, except be aware.

“September tide Polzeath is in a brilliant location, basic, it appeared refreshed with new paint throughout.”

The parking and paths were extremely muddy and slippery, being on a slope, paving could be improved. We spent 2 weeks at September tide and was grateful for housekeeping dropping off fresh bedding halfway through our stay and for maintenance quick repair to the shower arm. A big negative for us was the poor pressure of the only shower, a power shower is a must for this property.

“Overall, we very much enjoyed our stay in September Tide.”

Cosy and good value for money. Would be happy to stay there again. There were a few minor niggles which may be of interest: - The sofas in the living area were rather uncomfortable if used for any length of time. - Four of us were staying, but only two breakfast/pudding bowls were present. - Some of the saucepans had not been properly cleaned. - One of the bedrooms smelled rather musty. Perhaps had not been used for a while ? The ceiling light in this bedroom did not have a light bulb fitted so we had to buy one. A more significant problem for the owner to consider is the land drainage situation in case of very heavy rain. After a period of heavy rain, water from the access road is channelled into the property and cascades down the path between September Tide and Kittiwake and pools at the bottom where the path meets the front lawn. This issue will need to be addressed sooner or later.

“We have stayed three years running and have booked for next year, but nearly didn't.”

For the following reason : last year we wrote a constructive comment about the mattress on the double bed, it hasn't been replaced, leading to poor sleeping and bad backs, spending the night trying not to roll into the middle of the bed.... So disappointed having made the effort to give feedback last year. This year alot of the crockery and glasses had gone missing, and there was no corkscrew. On a positive not the location is fantastic and we love staying there with our dogs. This year we left our coffee machine, hopefully others can benefit from this. We can only hope that the double bed mattress is sorted ready for our return on the 13th September 24.

“This is the most wonderful bungalow as the view definitely stands out as the top plus point but my goodness it is sadly so tired.”

It has an electric shower which is tricky to regulate the temperature and my son really scalded himself. The kitchen is also quite basic and needs some new china and glassware as there is a real mishmash and were only 2 bowls. So having cereal for a family of 4 we had to take it in turns. The floor in the sitting room was stained and the carpet when we arrived was embedded with white dog hairs which really made the carpets feel really dirty so I had to give it a proper hoover. Also the knobs in the double bedroom on the wardrobe and the chest of drawers were not attached so when one pulled on them they came off in your hand. Also the bedside light did not work on one side so reading at night was tricky and the blind had to be rolled up by hand. Also we could not find any window locks so could not open some of the windows. But despite these comments, we would go again as it did have a certain charm which was rustic and typical of a place of times of old, which now in Polzeath is quite hard to find as every property is brand spanking new.

“We had another relaxing holiday in September Tide.”

It is exactly what we wanted as we have a dog and active children who are in and out of the sea all day. The location and view is fantastic for easy access to the beach and the coastal path. The facilities are basic but clan and functional. We will return soon

“Great location.”

This was a returned visit to September Tide. It is getting very tied, in need of change of cooker and other general maintenance upgrade, ,which would not take a lot to do. Cleanliness needed, such as skirting boards and windows, bathroom door lamination coming apart. Although one of the cheaper range of lettings, the lack of all of the above should not reflect the current rate, in fact this should be lower.

A detached holiday bungalow, Gullsway: September rests on the cliffs of Polzeath, Cornwall.

This self-catering home with wonderful sea views is great for a family or group of four looking for a coastal getaway.

Before walking into your home-away-from-home, pull up to the off-road parking and take a deep breath of the pure sea air; relax into the sofas for an afternoon of family games in the light-filled sitting room with spectacular sea views.

A day of fun in the sand calls for a hot evening meal around the dining table for four.

An oven, hob, microwave, and fridge are available in the kitchen for preparing home-cooked meals or picnics for your trek, as well as a dishwasher for an easy clean up.

Before settling beneath the sheets in the king-size or twin bedroom, take a hot shower in the shower room to rinse off the sand.

September Tide welcomes two well-behaved pets and offers a pretty shared garden area, complete with a picnic bench to enjoy your morning coffee in the sunshine.

A gate nearby leads visitors to a clifftop walkway to view North Cornwall's spectacular coastline.

About the location

POLZEATH

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
