“The house is reasonably spacious, very well equipped and all appliances are of good quality.”

What is disappointing is the condition of the property – it’s dated and in need of investment all around. It is not of the standard that could justify the price. While cleanliness inside the house was good there are a few areas that are not satisfactory - windows in particular are very dirty and garden is neglected (overgrown, rotten apples on the floor, dirty furniture, cracked tiles etc). The house inside, despite being clean, has an unpleasant smell (damp?) which is very prominent as you walk in, gets less so later. The beds are small and while in the master bedroom the bed was ok other guests complained of mattresses being worn out. Two more things affected us but the first one we knew about in advance, and the second was just unfortunate I guess. 1- the policy of no bedding/towels or any provisions (shower gel, shampoo, washing tablets) or food (even basics like salt/pepper). It feels more appropriate for a bottom of the range places where every penny counts, not suitable for a property in this price bracket. Somehow takes away any feeling of welcome/convenience for guests. 2-there was some building work going on during 2 days on both properties (bottom of the garden and to the right). This was generating noise and dust.

“The house is very well equipped with all the kitchen utensils, ie, pots pans etc you need,the appliances are of good quality, but, the house now needs money spending on it.”

There are eight lights not working in the sitting room, the extractor fan in the bathroom no longer works. There are numerous large cracks in the walls and ceiling, in several rooms. There is a constant musty, damp, off putting bad smell throughout the house, unless the doors or windows are left open, as soon as a room is shut up, it returns. This property is perfectly placed in the town for all requirements, but it is unloved both in the building and garden, which is a huge shame, it has great potential.

“We have hired Belmont for several years at Easter, mainly due to its central location.”

It has always met our needs as a family. This year it smelt unpleasantly of dog and we wondered if the carpets need cleaning? Similarly the sofas and the two smaller bedrooms. It was fortunate that the property was inhabited this particular week as the roof felt came off and we were able to alert John Bray and avoid a serious leak through the kitchen ceiling. Overall the property is becoming dated, the doors to the garden are awkward to open, draughty and one piece of glass has blown, the acoustics in the lounge require at least a large rug to deaden the hollowness of the wooden floor, both televisions should be smart, and the number of single beds means the property no longer meets our requirements. A king size bed in the master bedroom would also increase the property’s appeal compared to other properties nearby.

“We arrived and the property was lovely but not clean.”

The cup and crockery had been left dirty and what seemed a dirty dishwasher. The cupboards and drawers were dirty and cutlery dirty. I obviously cleaned what I could as we were not allowed in until at 4.30 pm Friday eve. I reported it to John Bray office Saturday morning, they sent a cleaner out Monday afternoon.

“You will probably say you can't do this because of Covid but there should be some way you can leave instructions on how the heating is set up and how to alter it if needed.”

You could have info/instructions on the wall next to the controls so you don't have to touch them. In the case of Belmont we only found how to work the sauna after 2 days, we found the red switch on the wall okay but the controls inside the sauna are right at ground level which you can't see by just looking in, you have to get on your hands and knees inside the sauna to read them. Once again a simple note on the wall next to the switch would be helpful. Apart from that it was a lovely property and we would book through John Bray again.

Belmont is a stylish, detached bungalow wonderfully situated in the heart of Rock village, amongst the village shops and services. Bright, airy and deceptively spacious, this contemporary-style property is well equipped and furnished and sleeping eight people in four bedrooms, two doubles with en-suite bathrooms and two twins, perfect for two families sharing, along with its large kitchen/diner and generous sitting room with double height ceilings. The pristine property boasts a professionally landscaped and sheltered, south facing gardens and parking for up to four cars. Living areas in Belmont are roomy, smart and generously furnished. Throw open the sliding glass doors in the kitchen/diner, increasing the light and space yet further, leading directly onto the terrace - a super place for appreciating the attractive well-planted garden and especially for outdoor entertaining on a warm evening. Warm up after a surfing session in the luxurious sauna, an unusual facility and a welcome treat. Stroll downhill to Rock and Porthilly beaches, as well as the sailing club and sailing and waterski schools for those searching for some fun out on the estuary. For golfers the renowned St Enodoc golf course is just behind the sand dunes which is a designated Area of Outstanding Natural Beauty; from the dunes one can take in the breathtaking views across the Camel Estuary, from Pentire Point to Padstow. For beach lovers, Daymer Bay is ideal for paddling and swimming, and the blue flag beach Polzeath caters to experienced surfers and children alike - with its numerous rock pools, surf schools, eateries and of course fabulous waves whether you ride a longboard or a bodyboard. Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
