Beautiful house and lovely, quiet location opening out onto fields and trees but only a 5/10 minute walk from the beach and front.

I would certainly stay here again. The garden is spectacular and the property roomy enough for a good number of guests.

Excellent accommodation for a super holiday in North Cornwall.

The property has everything needed for a comfortable stay and the recently renovated house is stunning. The location is really convenient to walk to Porthilly beach and beyond to Rock. Some nice bars, cafes, fish & chip shop and well stocked shop also within walking distance. Brilliant also to walk to the ferry to Padstow which operates off the beach. Highly recommended

This is our second visit to Porthilly Brook.

We were a family of 8 with 1 grand daughter and the house works very well for us. The house is spacious and very well designed, and I am sure we will be back again.

We first stayed here in 2023 and love the changes you have made to the property.

Although it was just the 2 of us and 2 dogs we absolutely loved the space and large garden. The position is perfect for us to park the car and walk everywhere and we were blessed with beautiful Cornish weather too. The icing on the cake for us would be an EV charger. Just a couple of small maintenance issues. Dripping tap in the utility room Toilet seat in the new ensuite has slipped to the side The WIFI code sent to us in the info email was incorrect. We hope to book again for next year - if you would have us !! Thank you

We had a superb week at Porthilly Brook - just perfect for the 3 generations of family.

The house was spacious, warm and beautifully decorated. Although we stayed in February, we could see how lovely the garden would be in the warmer months. Nice location with a lovely amble down to the coast. The views from the lounge were an added bonus. We would definitely return or recommend. Also great value.

Lovely house in good location, garden looks like it’d be wonderful in the sun ( we had rain) kitchen was well equipped.

All bathrooms worked well, had hairdryer in room upstairs but no mirror in bedroom. I am glad though we didn’t bring the dogs as the carpet were cream all over house!

Not as described, lovely location but the house needs extensive modifications, it was filthy, the bathrooms were filthy, the cooker was unusable, the fridge was full of black hairs and had to be scrubbed when we arrived, the house smelt damp, not enough bathrooms or showers for 12 people!

Very disappointing, trying to lodge a complaint is difficult

House is wonderful, garden beautiful and has a really peaceful air about it. The walk to the cove across the fields, with the view, is a delight. And having Fees a short walk away was great. We really enjoyed ourselves. ------------------------------------------------------------------------- Pics of the house need updating as does the description to do it full justice. How likely are you to recommend us? Is that Sykes or John Bray? Everything is so automated. So hard to get to talk to someone. I finally managed to get an online chat with someone about getting the downstairs bedroom single beds made into a zip linked double and was told that downstairs had two bunk bed bedrooms which I knew wasn't right. Very frustrating! You have an office in Rock. Surely queries can be dealt with by the staff there via phone or email. Personal touch would help me answer the above question. The guys at Rock office are very helpful.

Another wonderful stay, our third time, at this superb holiday home.

Everything we need for a fantastic holiday in Rock. The recent improvements are brilliant, especially to the garden. The landscaping of the outside area is impressive with beautiful well stocked planters. The new games room was certainly a hit as well as the newly built bedroom, which has been finished to a high standard. Easy walking to the beach, bars, cafe, shops, including incredible local Fish and Chip shop. Only recommendation for improvement would be to make the side entrance gates a little more substantial. But really it is a super holiday home. Thank you

Staying at Porthilly Brook was our 15th visit to Rock and the surrounding area in the last 12 years and it was the best property we've stayed at.

Also at one of the best prices too. The place is huge and the garden was amazing. All clean and tidy and very well kept. We'll definitely be back again next year.

We loved Porthilly Brook - we holidayed with our family and granddaughter aged 9 months and the layout was perfect.

The weather was excellent too. We’ve been holidaying in Rock over the last 25 years, and Porthilly Brook was the best house we’ve rented. We shall be back and are missing it already. The Lanning Family May 8th-15th 2025

Really lovely property was perfect for 11 of us , plenty of room and facilities great.

Lovely bakery up the road and social club not bad prices and didn’t feel awkward going in.

Great location handy for local essentials Great facilities for our large family Spacious and warm We enjoyed our family Christmas and would recommend.

Also recommend the laundry company recommended by Sykes. Frying pans are in need of replacing & could be larger for big groups. Coasters would be useful for protecting your lounge tables. Kitchen recycling bin to keep order with rubbish - again helpful for large group. Instructions for using appliances would have been useful. The WiFi passcode Sykes sent us is different from the one the accommodation provided. The two ground floor bedroom windows don’t open at all The freezer needs a defrost . I’d a feedback form had been left we would have completed , we are a large family of 7 and have stayed in many large properties , the issues did not prevent us from enjoying our stay, just would have enhanced our stay further.

The cottage’s very lovely.

Nice and roomy. Garden is lovely. Lots of parking. The price we paid I would say was a bit cheap. The house is worth more and I’m sure as the property get more known. We stayed in November was bit cold in the kitchen and bedrooms. Where the other part of the house was too hot. Not sure why that is. We would be happy to stay again in the future lovely home. :-)

Another excellent holiday at this lovely property.

The improvements and the new bedroom are really good. Can't get WiFi in the new bedroom, which is a problem with there being no mobile signal. A simple booster will fix that. Hopefully we will be back again in the future.

We loved the new extension at Porthilly Brook with lovely new ensuite bedroom and games room (the table tennis table was a hit with the children).

The house, as always, doesn't disappoint and accommodates a larger group well. Of course, being in a perfect location right next to the footpath down to the beach whilst also being within a short walk of excellent foodie shops helps make this a great place to stay. Being constructive (not a complaint) I'd recommend replacing the sofas in the lounge which are now old and quite uncomfortable. The upgraded coffee machine was fantastic but you need to let guests know in advance that it's a Nespresso VERTUO because these capsules cannot be bought in local shops (I luckily managed to order some on Amazon to be delivered next day) and the standard Nespresso capsules I brought with me don't work with it. All in all another fantastic family get together stay in this house. We'll be back. Thank you.

As an added bonus, the garden is enclosed (which was great for our dog) even thought it said in the brochure that it isn't. We've stayed in many Brays holiday lets over the years and this is definitely up there as one of our favourites!

We have been coming to Cornwall for years and been using John bray for the last 4 or 5 .

We loved this property and the ideal location for dog walk to the beach writhing 10 mins

We have really enjoyed our stay.

We would definitely stay again. Location really good. Facilities everything you need. Just one little thing some of the decking boards are loose which need addressing. Other than that a lovely place to stay .

Our labrador enjoyed the big garden to run around in although escaped through the bushes a couple of times chasing one of the many rabbits grazing on the lawn. Views across the countryside - beautiful enjoyed sitting on the decking taking it all in. We have been coming to Rock for over 30 years but unfortunately the configuration of this property bedrooms and bathrooms would not work for our full family visits but was very nice for just the 2 of us as was this visit. A couple of maintenance issues but nothing major ( note left for the house keeper when we left) We would both like to stay again on one of our future visits Many thanks once again

We had an issue with the downstairs cloakroom smelling horribly of sewage.

John Bray maintenance came out very quickly when we reported it on Friday morning and they told us that specialist equipment would be needed to put a camera down the pipes to the cesspit. That service was carried out on the Tuesday but we were told the toilet would have to be removed for a fuller examination after we'd vacated the property. We lived with the sewage smell for the whole week. The sewage smell had been reported both in the visitors book and in the online reviews as early as Sept 2021 so it was surprising it hadn't been fixed in all that time. A real shame as the property is great otherwise.

Our first time here and we found a lovely, spacious, comfortable property, within walking distance of Porthilly Cove and within easy reach of the shops.

Would definitely recommend and would book again.

Lose tap on bedroom sink.

Stains around toilet in en-suite, carpet perhaps is not a good idea in a heavily used bathroom… Door lock to laundry room stiff and no light on side of property so extremely dark if using the facilities at night- no access from main house. The garden especially the deck was poorly maintained.

It would be helpful for there were to be a single sheet of paper in the kitchen explaining how to turn on and off the top of the cooker.

Otherwise a delightful house in a quiet secluded part of Rock.

Fantastic holiday staying at Porthilly Brook.

The house was spacious, clean, bright and well equipped. Dogs loved the garden and the proximity to Porthilly beach. Lots of fun using the barbecue and relaxing on the huge decked terrace. Hardly needed to travel much during the week we were there as everything we needed was within easy walking distance. Cafes; pub, bars, beach and convenience store. Kids had a surfing lesson in nearby Polzeath ( only 2 miles away) which they thoroughly enjoyed. We hope to stay again next year, John Bray booking service all worked perfectly as did using Atlantic Laundry for the bedding.

An ideal house in good condition.

What would have been useful was a short guide to such things as how to operate the cooker ?

The house was spotlessly clean when we arrived and all the little things mentioned by guests over the last year had been dealt with by the owners.

The house was perfect for our family group including two dogs. The location is convenient for both the beach and the shops. My early morning walk down to Porthilly Cove made me smile every day. We hope to be back again next year providing the owners' planned extension and building alterations don't result in it becoming unavailable or unaffordable.

Lovely property in a very quiet spot.

Well equipped and spacious. Bonus being able to have my dogs with me. If I have a gripe it is that bed linen is not provided but we brought our own. Also the early check out is hectic in such a big house. However we had a lovely week away and I would book this property again :)

Comfort is slightly down only because i need high back seating for neck problem.

Also steps down to garden i think one is broken not 100% certain. But would look to return as it is a perfect position for us with all the walks and privacy of garden.

Gorgeous property in a brilliant location - we really enjoyed our stay here over Christmas!

The property was well equipped, and really spacious for 8 adults and 2 dogs. We had a great week here. The only improvement we’d suggest would be a thorough clean throughout the property - there were parts of the cottage that just needed some TLC, and clearly hadn’t been touched for a while!

This is an excellent property in a wonderful location.

Obviously, at the end of a long season it is showing some signs of wear and tear. The cleaning was adequate, but could be better. We would certainly recommend the property and are considering booking again.

Kim Putterill Markyate Herts November 2021 We've just had an amazing two weeks staying at Porthilly Brook.

It's a lovely spacious property with garden and views over the countryside and very peaceful, although I'm sure in the summer months it's less quiet. My only gripes about the property being a large gap by the side gate big enough for a dog to get out and had I not blocked it off with a garden chair my GSD would of got out especially as the footpath runs along the front of the house with people walking with dogs. Surely this can be blocked off making a less stressful time time for those of us having pets. The decking is extremely slippery when wet and would benefit from a pressure wash. Also there were crumbs left on the kitchen table which seeing as extra cleaning and sanitising is supposed to take place was not really acceptable given the time changes for arrival and departure. Despite these we've had a wonderful holiday with the mildest November with a few sunny days being able to sit out on the decking. Many thanks.

Porthilly Brook is in a fabulous location and is very quiet and peaceful.

It is a great sized property and is very spacious and comfortable. Sadly, the following issues we encountered let the property down............ 1. We could not use the cloakroom/wc due to an awful smell within the room. 2. Both the washing machine and tumble drier in very shabby condition and not working correctly....... a) Washing machine leaking from the bottom when used b) Tumble drier thermostat obviously broken as no heat to any setting. Also, completely rusty inside. 3. Badly leaking tap to kitchen with extremely annoying constant dripping. 4. Broken radiator to en-suite. No heat even when thermostat adjusted. 5. Garden is not securely enclosed (gap to side gate). As this is a dog friendly property it would be helpful if visitors were made aware of this. 6. Lack of DVD's (considering a DVD player is provided), books, board games etc. This is the first holiday home we have rented where this type of thing has not been provided. 7. The hallway would benefit from a coat hook being provided on the wall. 8. No welcome book/property information pack. Its a great pity that this lovely property lacks the finer details for the comfort of its guests. With a bit more thought, tlc/maintenance and care from its owner this property would be perfect.

If anything the description of the property particularly the location did not do it justice.
