“We love Kellan and have stayed a few times over the past few years.”

It has a spectacular view of the beach from the balcony and is just a short walk away from Polzeath beach front. The beds are comfortable, the showers are great and all in all we can’t fault the accommodation. BUT on arrival after a long drive, there was no loo roll anywhere, no soap to wash hands in the kitchen or bathrooms and no left over washing up liquid. The beds are comfortable, the showers are great and all in all we can’t fault the accommodation. These are basic necessities that have always been available on arrival at all the places I have rented over the past 20 years. When I rang to say this to Sykes Holiday Cottages the next morning, they said they would see what they could do. Nothing happened that day and the next morning we came back from the beach to find 1 hand wash dispenser, 1 loo roll and the tiniest bottle of washing up liquid you have ever seen (which I have left for the next guests)! Given the property size and amount it costs to rent Kellan the least you could do would be to provide soap and loo roll by every sink and loo.

“Our group found the two flights of stairs something of a challenge ( although we are all over70) particularly when moving cases up and down.”

It was also a drawback having no toilet on the living room floor.The beds were not especially comfortable. The living room was a good space and the views from the balcony of the beach/sea were fantastic.The location is very good as well.

“Kellan is a beautifully located property with an excellent layout and views.”

We holidayed as 2 families and had a fabulous week and would book again but unfortunately John bray were unhelpful so we won’t book through them again hence ruling this property out. On the positives, our great week was helped by the weather and the open plan layout meant we spent lots of time together and had the doors wide open. We only left Polzeath to a short tip to Port Isaac and a walk to Rock as we simply swam, picnicked and enjoyed the extensive walks, shops, bars and restaurants in the area. The property is nicely decorated and the beds throughout are really comfortable. We found the ground floor space greta for storing our shoes and coats etc and it kept any mess out of sight! There were a few minor issues which would have made the stay even better; The kitchen needs restocking g as there were insufficient plates, bowls and glasses for our party of 8 to eat together and they certainly didn’t match. The showers in both upstairs rooms weren’t working a challenge, the master temperature control wasn’t working and the back double had a heavily dripping shower we couldn’t stop. A number of bulbs were not working throughout and particularly on the ground floor and we were unable to replace them from the stock in Polzeath. Although we tried repeatedly there was no way of contacting John bray/ Sykes we ended up with a chat bot and couldn’t speak to anyone. It’s a really good job we didn’t have a major problem! Although we loved the property and location - we will visit again next year- we won’t book again through John Bray as the customer service was far inferior to our previous experiences with John Bray and other rental companies.

“Lovely stay.”

The kitchen could do with some re-equipping as we had to buy some sharp knives, cloths and a washing up brush. The hot water pump is remarkably noisy and probably needs some maintenance or replacing. Otherwise all great. Very comfortable and clean and worked well for our week with the 5 of us. Many thanks.

“A few maintenance issues at the end of the season most due to prior holiday tenants not reporting issues .”

Cleaning /check in staff need to report problems if seen ie shower cradle for shower head loose so can only be used as a hand shower .Otherwise all very good .

“Beautiful house and wow what a view.”

Enjoyed our stay at Kellan very much. A couple of feedback points 1. Couldn't locate an outside tap for wetsuits, is there one? 2. Mirrors in top en-suite chipped on edges 3. Would be nice to offer Air con if weather is hot. Downstairs bedrooms got very warm. We could see the unit but no instructions. All minor things which didn't impact our stay but wanted to share my thoughts. Hope this is helpful feedback. Thank you

“Kellan is a lovely property: stylish modern interior that has been thoughtfully set out for a comfortable and relaxing holiday.”

The location is great with a pretty view of the beach and very easy access down the hillside path. The property is well equipped and spaciously arranged and very adequate for a party of up to 8 (which not many “sleeps 8” properties are in our experience). Would recommend.

“Just to say the dishwasher didn't work and was very difficult to open , the carpet stairs were also heavily stained and under bed not hoovered alot of dust which should of been hoovered before.”

The bins outside were overspilling when we arrived and other people were dumping more during the night.There were no instructions on how to use the oven /dishwasher ect. Otherwise fantastic

Kellan is a stunning, contemporary holiday house situated on the front line of the luxury Pinewood development with far reaching views over Polzeath beach and out to sea.

Residents have use of the sheltered communal lawn (for use by Pinewood properties only) with a stepped footpath that meanders down through the Pinewood Estates woods leading directly into Coronation Gardens, the shops and the beach.Entering the property on the lower ground floor, there is a useful utility room, shower room and 2 twin bedrooms.

On the ground floor, the open plan living space has bi-fold sliding doors opening onto a balcony, creating the perfect area for gathering with friends and family.

Two bedrooms on the first floor both enjoy king size beds and smart ensuite facilities, perfect for post-beach pampering.

About the location

POLZEATH

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
