“We have stayed at Upper Deck (Apartment 2) several times over the last few years.”

Prior to this, we stayed in Apartment 1, but outgrew this apartment when we had our third child. The good: the accommodation is superbly situated, literally on the beach at the end of Rock Road. It is bright and airy, with excellent views across the estuary to Padstow. Parking is tight within the inner courtyard (the owners live to the rear of the property, and several small business operate out of the same building complex), but there is an additional space in the car park to the side. If the weather's favourable, many a pleasant hour can be spent on the small balconies enjoying the view and sea air. Three double rooms and a large kitchen/dining/living room provide ample space for parties of 5-6. Linen was fresh and clean, and the beds comfortable. Floors are also very clean. Since our last visit, an attractive new wood/resin dining room table has been added along with new chairs. The not-so-good: the kitchen is now somewhat tired and in need of a refresh. The oven does not work particularly well (the door seal is poor quality so cooking anything in there is challenging) and the electric ring hob takes an age to heat anything. The fridge door is faulty (there is a large sign warning of this) and the fridge makes all manner of noises - particularly in the evening. We felt the surfaces were not as clean as they could have been on arrival, and there was a smell (think French cheese) lingering for some days which we 'think' was coming from the sink drain. The layout of the kitchen is illogical, with cutlery draws around the other side of a large breakfast bar, and some of the utensils need replacing. As mentioned by others, lighting in the living room has been stripped back to a bare minimum - we had to move lamps from the bedrooms to make the evening light remotely acceptable. One of the sofas and chair are very faded and tired and in sore need of replacing. The balcony decking on both sides has been replaced with composite decking since our last visit, but inexplicably had not been cleaned prior to arrival. Both sides had green algae growing on them, with the side balcony home to two very tired and dirty loungers (these should have been taken to the tip some time ago). The ironing board is stained and the iron dirty on the bottom. Some of the Velux windows need attention/cleaning around the frames. A minor point, but some of the walls could also do with a bit of attention (paint, patching) but this was not hugely noticeable. Lastly - since COVID guests have been expected to strip their own linen and towels at the end of the stay and leave in laundry bags for housekeeping. We make these points as this is by no means cheap and cheerful accommodation. If we had been paying peak prices (currently in excess of £3,000 for 7 days) these things would, by and large, be unacceptable. Taking into account the persistent annual price hike, we feel the property is long overdue some investment.
