This contemporary property is within a mere 2-3 minute walk to the golden sandy beach either down the road, or through private communal grounds to the beach.

The modern stylish decor has been carefully considered taking full advantage of the beautifully light and airy open plan living space, which benefits from a double height feature glass window, as well as 2 sets of full width glass doors, that each open onto a balcony with seating. A wood burning fire ensures this bright beach house is also a cosy and warm retreat in the winter months. The large decking area off the ground floor has a charcoal BBQ, table and comfy seating as well as an outside shower to wash off the sand after a day on the beach.

Epphaven residents enjoy 2 acres of private communal grounds which provide breathtaking views of Polzeath beach and a private footpath down to the beach, shops and restaurants of Polzeath. Mini golf, tennis and bungee trampoline are also on hand in season. A short drive away lies Rock with its sailing, waterskiing and paddle boarding as well as more boutique shops, cafes and restaurants. Take the foot ferry across to the vibrant harbour town of Padstow for some of Rick Steins fish and chips. From Polzeath you can head out onto the coastal path towards Daymer Bay, a lovely sheltered beach that is dog-friendly year round and ideal for bathing with small children.
